Contemporary living with elegance in the heart of Old Québec.
Located within the historic district of Vieux-Québec, Circa Condominiums introduces a new way of living within one of Canada's most significant heritage settings. The project transforms one of the area's last surface parking lots into a dense, light-filled residential development that is carefully integrated into its historic context.
The five-storey building includes 42 residential units, two levels of underground parking, and a shared rooftop terrace designed for residents. Offering a variety of unit sizes, the project encourages a diverse residential community, while nearly every apartment benefits from its own dedicated outdoor space—whether through direct street-level entrances with raised balconies, four-season winter gardens, or intimate terraces reminiscent of traditional inner courtyards. At the rooftop level, a landscaped communal terrace featuring lush planting and a shallow reflecting pool provides a welcoming gathering space with panoramic views of the Laurentian Mountains.
Designed to integrate seamlessly within the UNESCO World Heritage district of Vieux-Québec, the building thoughtfully reinterprets the area's defining architectural vocabulary. Its massing, limestone cladding, contemporary bay windows, and sloped Canadian-style metal roof create an architecture that is both rooted in tradition and unmistakably contemporary. The upper-level residences, nestled within the roof volume, feature sloped ceilings reminiscent of the district's historic homes, while finely detailed bronze-coloured railings bring texture and refinement to the façades. Recipient of a City of Québec Architecture Award in 2025, Circa Condominiums demonstrates how heritage integration, quality of living, and contemporary design can coexist in perfect balance.
